CraigsList is the website that allows you to find people based on their interest and price. We, however, use it to identify people who are already in the community but have not yet listed the property they are interested in. When you go to craigslist, you will first see a list of all the properties in the community. Most are listed at the top and the bottom of the list.
The majority of the properties are for sale. Some are listed as “for rent” or “for sale.” Some, like this home, are listed as “for sale.” The reason these properties are listed as “for sale” is because if someone is interested but has not yet listed their property, then it is possible they will move into the community within the next two weeks.

The best time to list, though, is before a listing closes if you plan on staying put. Because if you move into a community within two weeks of the listing closing, the community could quickly lose the attention from the general public. And if a listing is closing in two weeks and you intend on staying put, then you can avoid the community’s potential loss of attention by listing as soon as possible.

The problem is that you’d be on your own when it comes to advertising. You don’t have the same resources as the community, so you’ll have to try and make up for it. That said, if you’ve been in a community for a while you should have a pretty good idea on how to advertise. Also, if you are a member of a community, you should be sure to advertise your listings on craigslist locally.
You can easily make a decent amount of money from local Craigslist postings, especially if you have a large number of listings on your website. I recommend using this time to read the local newspaper for a few weeks and familiarize yourself with the local events calendar. Many cities have a local paper which includes local events, so you can easily take advantage of that.
If you are going to run a business from a local website, check out a local business directory, or go to www.sbs.com. It’s a great way to get into the local business community and make a splash at the local trade shows.
The two biggest issues I see with craigslist are the cost and the fact that it is not yet as good as it could be. The cost is prohibitive for small businesses and the fact that the website is not as good is a bit of a bummer. On the other hand, craigslist is a great way for new businesses to get their foot in the door.
